Generally speaking, every house is unique in their own way. Although similar homes may exist, one in your exact location, and plot of land does not. So there are a lot of things taken into account when pricing a home.
Forget zestimates, and what third party algorithm sites have to say or suggest, they are not agents in the field doing thier own research and factoring in ever changing market and behavior trends, among other things.
Typically we price based off of similar type sales in the area, but also include sometimes things we need to see in person.

How long it took for property to sell
Things about comparables that stand out
Locational differences ( HOA, ISD, crime rates
Shape of properties
Updates
Price drops
Something unseen
Occasionally, there are times when despite our best efforts, data is few and far between, so at that point we turn to other means to price
